Our process

How a project moves from idea to handover.

The same sequence runs every project, large or small: decisions in the right order, documented scope, and one person keeping it all moving.

  1. 01

    Conversation

You tell us what you want to build, where, and roughly when. We ask about budget early and honestly, so neither of us spends time on a project that doesn’t fit.

  2. 02

    Site visit & discovery

We walk the property or space, review what exists — surveys, drawings, photos, HOA or landlord requirements — and note the conditions that affect cost and schedule.

  3. 03

    Design or plan review

If you need design, we coordinate it with licensed architects, engineers and designers as the project requires. If you already have plans, we review them for buildability, missing information and cost drivers before pricing.

  4. 04

    Scope & pricing

We write a defined scope — what is included, what is not, and the allowances for selections still to be made — and price it line by line, so you can see where the money goes.

  5. 05

    Agreement & schedule

You receive a written agreement and a realistic schedule with its dependencies: permits, long-lead materials, inspections and the decisions we need from you, and when.

  6. 06

    Permits & procurement

We coordinate permit applications and approvals, order long-lead items early, and line up the specialist trade partners for each phase.

  7. 07

    Construction

We manage the site, the sequence of trades and the logistics. You get scheduled updates from one main point of contact, and any change is priced and approved in writing before the work is done.

  8. 08

    Quality checks & inspections

Work is checked against the drawings and specifications at each phase, before it is covered up, and coordinated with the building department’s inspections.

  9. 09

    Cleanup & turnover

Final cleaning, a punch list walked together, and a turnover package with manuals, product warranties and documentation of what was built.

Operating principles

What you can expect from us on every project.

Design that is resolved before it is built

Layouts, details and selections are worked out on paper, where changes are inexpensive — not improvised on site.

Clear scopes

Every proposal states what is included, what is excluded and what is still an allowance. Nothing important is left implied.

Transparent pricing

You see how the price is built. When something changes, you see the cost and approve it in writing before work proceeds.

Careful scheduling

Schedules account for permits, inspections, lead times and weather — and we tell you early when something moves.

Quality control & accountability

Phase-by-phase checks against the drawings and specifications, and one company answerable for the result.

One main point of contact

One person who knows your project end to end, coordinating every designer, engineer and trade partner involved.

Communication

One main point of contact.

Your project lead coordinates designers, engineers, trade partners, suppliers and inspectors, and is the person you call. Updates come on a schedule agreed at the start — not only when something goes wrong.

Decisions you need to make are listed with the date they’re needed by, so selections don’t hold up the work. When a change is requested or a condition is discovered, you receive the cost and schedule effect in writing before the work proceeds.

Our delivery model

We use specialist subcontractors and licensed professional partners for trade work, architecture and engineering. Our role is planning, coordination, logistics, supervision and quality control — and accountability for the whole.
