Construction Cleanup & Closeout
Punch Lists, Inspections & Turnover
Punch lists, final inspections, certificate of occupancy coordination and organized turnover documents – the steps that finish a project properly.
Overview
The end of a project is where small details pile up. Paint touch-ups, a cabinet door that needs adjustment, a missing outlet cover, a final inspection that has to be scheduled, documents that have to be collected from a dozen trades. How closeout is handled shapes how the finished building feels to live in or operate.
We manage closeout as a defined phase. We walk the project with you to build a punch list, track each item to completion with the responsible trade, coordinate final inspections with the building department, and assemble the documents you will need to operate and maintain the building – as-built drawings, manuals, product warranties issued by manufacturers, and inspection records.

How pricing works
Closeout is normally priced per project and is typically part of a complete project’s management. Where it is a standalone service, the estimate is built from the project’s size, the number of trades and systems, the inspections that remain, and the documentation required.
What changes the cost
- Project size and number of trades
- Number of permits and inspections to close out
- Level of documentation – digital, printed or both
- Whether we managed the original construction or are closing out work by others
- System demonstrations required
If this work is part of a larger project, it’s priced within that project’s budget — please don’t add separate estimates together. Read the pricing guide.
Typical stages
Pre-punch
We walk the project with trade partners and correct items before your walkthrough.
Owner walkthrough
We walk the project with you and record a written punch list.
Complete punch items
Each item is assigned, completed and verified.
Final inspections
Final inspections are coordinated and the certificate of occupancy or completion is obtained.

Questions & answers
What is a punch list?
It is a written list of items that need to be completed or corrected before the project is finished, typically small finish details. Each item is assigned to the responsible trade and verified when done.
What is the difference between a certificate of occupancy and a certificate of completion?
A certificate of occupancy generally allows a new building or changed use to be occupied. A certificate of completion is often issued for permitted work on an existing building. Which applies depends on the project and the jurisdiction.
Who handles warranty issues after I move in?
Warranties come from manufacturers and, where provided, trade partners. We help organize them and coordinate reported issues with the responsible party.
What documents will I receive?
Typically manuals, manufacturer warranties, as-built drawings, inspection records and photos of concealed work, organized by system.
