Roofing & Building Exterior

Exterior Painting

Exterior painting and elastomeric coatings with thorough pressure washing, repair and priming – prepared for Florida sun, rain and humidity.

Overview

Exterior paint protects stucco, wood and metal from sun and moisture as much as it sets the look of the building. In Florida, intense sun fades and chalks coatings, humidity encourages mildew, and wind-driven rain tests every crack. A good result depends far more on preparation and product choice than on the final coat.

We plan and supervise exterior painting carried out by specialist painting trade partners. That includes pressure washing, mildew treatment, crack and surface repair, priming, and choosing between conventional paint and elastomeric coatings for each surface. We confirm colors and HOA approvals before work begins and inspect the finished surfaces with you.

Who it’s for

  • New construction requiring exterior finish painting
  • Homes with faded, chalking or peeling paint
  • Properties where the HOA requires repainting or color updates
  • Stucco buildings with hairline cracks that would benefit from elastomeric coating
  • Commercial buildings needing exterior refresh with minimal disruption

Materials, design options & upgrades

Acrylic exterior paint

A breathable, flexible coating for stucco and trim, available in many sheens.

Elastomeric coatings

Thick, flexible coatings that can bridge hairline cracks. They need correct surface preparation and are not right for every wall.

Mildew-resistant formulations

Coatings with additives that slow mildew growth in shaded or humid areas.

Specialty metal and door finishes

Primers and finishes for metal railings, garage doors and entry doors.

How pricing works

Exterior painting is normally priced by the square foot of paintable surface, with trim, doors and specialty items added. An estimate is built from measured wall area, surface condition, the coating system and the amount of preparation needed.

Preparation often drives cost more than paint. Painting is priced within a larger project’s budget when it is part of new construction or a full renovation.

Pricing on request. We haven’t published typical figures for this service yet. We price it from a defined scope — tell us about the project and we’ll explain how we’d price it.

What changes the cost

  • Wall area and building height
  • Surface condition and preparation needed
  • Coating type – standard paint or elastomeric
  • Number of colors and amount of trim
  • Access, including lifts or scaffolding
  • Protection of landscaping, pools and adjacent surfaces

If this work is part of a larger project, it’s priced within that project’s budget — please don’t add separate estimates together. Read the pricing guide.

Typical stages

  1. Color and approvals

Colors are selected and sampled, and HOA approval is obtained where needed.

  2. Wash and treat

Surfaces are pressure washed and mildew is treated, then allowed to dry.

  3. Repair and prime

Cracks and defects are repaired, joints are caulked, and surfaces are primed.

  4. Apply finish coats

Finish coats are applied to walls, trim and doors.

  5. Walkthrough

We review the work with you and complete touch-ups.

What affects the schedule

  • Rain, dew and high humidity affect when coatings can be applied
  • Surfaces must dry after pressure washing before painting
  • HOA approval must be in hand before work starts
  • New stucco must cure before priming, per the coating manufacturer

Questions & answers

Is elastomeric coating always better?

Not always. It bridges hairline cracks and resists wind-driven rain, but it traps moisture if applied over damp walls or the wrong surface. The choice depends on the wall and its condition.

Why does paint need pressure washing first?

Dirt, chalk and mildew prevent paint from bonding. Washing removes them so new coatings adhere and last.

Do I need HOA approval to repaint?

Many associations require approval of colors before exterior painting. We help prepare samples and submissions.
