Water Intrusion Repair

Water intrusion and leak repair – investigation, moisture damage removal and envelope repair – scoped from what testing finds, not guesswork.

Discuss this service Assessment first

Overview

Water rarely appears where it enters. A stain on a ceiling may start at a roof flashing several feet away; damp drywall at a window may come from a failed sill pan, a stucco crack or a balcony above. Repairing the visible damage without finding the source usually means repairing it again.

Water intrusion work starts with investigation. Depending on the building, that can include moisture mapping, inspection openings, and water testing of windows, doors or wall areas, performed by qualified consultants or specialist partners. The findings define the repair.

We coordinate that investigation, then manage the envelope repair – flashing, sealants, window and door reinstallation, stucco and waterproofing – followed by removal of damaged materials and restoration of interior finishes. Roofing, plumbing and other licensed work is performed by licensed contractor partners.

Who does what. Investigation is performed by qualified consultants or specialist partners, mold assessment and remediation by appropriately licensed specialists, and roofing or plumbing repairs by licensed contractors. We coordinate investigation, repair and restoration as one sequence and supervise the work.

How pricing works

Water intrusion repair is priced on an assessment basis. The cause and extent of damage are rarely known until investigation is complete, so we price the investigation first and the repair after the findings define it.

Once walls are opened, additional damage is sometimes found. The estimate describes how that is documented and approved before further work.

Priced after an assessment. The scope of this work can’t be known until testing, inspection or engineering is complete, so we price the assessment first and the work once the findings and repair design are in hand.

What changes the cost

  • The extent of investigation and testing required
  • Number and type of entry points found
  • Amount of damaged material to remove and replace
  • Whether mold remediation is required
  • Window, door, stucco or roof work needed to correct the source
  • Access, including lifts or scaffolding for upper floors
  • Interior finish level to restore

If this work is part of a larger project, it’s priced within that project’s budget — please don’t add separate estimates together. Read the pricing guide.

Questions & answers

Why not just repair the damaged drywall?

Without finding and correcting the source, water will continue to enter and the damage will return. The investigation keeps the repair focused on the cause.

Is water testing destructive?

Testing itself typically uses controlled water application. Inspection openings may be needed to see inside walls; they are planned and repaired as part of the work.

Do you handle mold?

Mold assessment and remediation are performed by appropriately licensed specialists. We coordinate them in the sequence of the repair.
