Impact Windows & Doors

Impact-rated windows, entry doors and sliding glass doors selected to the required design pressures and installed to their product approvals.

Overview

Impact windows and doors protect openings from wind-borne debris without shutters. They use laminated glass that holds together when struck, in frames tested as complete units. Beyond storms, they reduce noise, block much of the sun’s ultraviolet light, and improve security.

In Florida, every opening typically has to meet a design pressure based on its location on the building, the wind speed for the site and the building height. Products need Florida Product Approval, or a Miami-Dade NOA in high-velocity hurricane zones, and must be installed exactly as the approval specifies. We coordinate selection, ordering, installation by specialist trade partners and inspection so each unit meets those requirements.

Who does what. Units must carry the required product approvals and be installed to the approval’s installation instructions. Where design pressures or opening sizes need it, a licensed engineer provides wind-load calculations. Specialist installation trade partners perform the work; we verify approvals, coordinate permits and measurements, and check installation before inspection.

Who it’s for

  • New homes and commercial buildings needing code-compliant opening protection
  • Owners replacing older windows to eliminate shutters
  • Homes adding or enlarging sliding glass doors to lanais and pools
  • Properties seeking quieter interiors and better energy performance
  • Condominium owners replacing units within association guidelines

What’s included

Typically included

  • Review of window and door schedules and design pressure requirements
  • Coordination of wind-load calculations where an engineer is needed for opening sizes or pressures
  • Product selection – frame material, glass type, colors and hardware
  • Verification of product approvals for each unit
  • Field measurement after rough openings are ready
  • Permit coordination with product approval documentation
  • Removal of existing units for replacements
  • Installation with anchors, bucks and sealing per the product approval
  • Flashing and waterproofing integrated with the wall system
  • Interior and exterior trim and finish patching

Common exclusions

  • Structural modification of openings, handled with engineering as a structural modification
  • Stucco or exterior paint beyond patching around new units
  • Window treatments and motorized shades
  • Security system sensors, coordinated with the low-voltage provider
  • Condo association fees and approvals

Every proposal lists its own inclusions and exclusions in writing.

Materials, design options & upgrades

Aluminum frames

Strong, slim profiles suited to large openings and modern design. Thermal breaks improve efficiency.

Vinyl frames

Good thermal performance at many sizes, with fewer color options for large units.

Low-E and tinted laminated glass

Coatings and tints that reduce heat gain while keeping impact protection.

Multi-panel sliding and pocket doors

Large door systems that open wide to lanais, with heavier frames and specific installation requirements.

Impact entry and French doors

Fiberglass, steel or aluminum doors with impact glass and rated hardware.

How pricing works

Impact windows and doors are priced per project, built from the window and door schedule: each unit’s size, type, design pressure, frame and glass, plus installation, removal of existing units, waterproofing and finish work.

Product quotes from the manufacturer are a large part of the estimate, so final pricing follows field measurement and confirmed selections.

Pricing on request. We haven’t published typical figures for this service yet. We price it from a defined scope — tell us about the project and we’ll explain how we’d price it.

What changes the cost

  • Number and size of units
  • Design pressures required for each opening
  • Frame material and glass options
  • Large sliding or multi-panel door systems
  • Removal of existing units and repair of openings
  • Access, such as upper floors
  • Exterior and interior finish restoration

If this work is part of a larger project, it’s priced within that project’s budget — please don’t add separate estimates together. Read the pricing guide.

Typical stages

  1. Plan and select

We review schedules and design pressures and help you select products that meet them.

  2. Measure and permit

Openings are measured and the permit is obtained with product approvals.

  3. Order

Units are ordered; manufacturing lead time drives the installation date.

  4. Install

Existing units are removed, and new units are installed, anchored and sealed per the approval.

  5. Inspect and finish

Inspections are completed, and trim, stucco and paint are patched.

What affects the schedule

  • Manufacturing lead times are often the longest single factor
  • Demand can rise around hurricane season
  • Installation needs dry weather for sealing
  • Condo or HOA approval may be required before ordering

Questions & answers

Do impact windows replace shutters?

Properly approved and installed impact windows and doors can serve as opening protection without shutters. Your local building department confirms requirements.

Will impact windows lower my insurance cost?

Some insurers consider opening protection. A wind mitigation inspection documents it. We do not advise on insurance, but we provide documentation of what was installed.

Why do I need design pressures?

Each opening must withstand the wind pressure expected at its position on the building. Corners and upper floors often see higher pressures, so not every window has the same rating.
