Offices, Theaters & Wine Rooms
Home offices, media rooms and theaters, and wine rooms built with the lighting, acoustics, cooling and wiring each one actually needs.
Overview
Purpose-built rooms succeed or fail on details that are easy to overlook. A home office needs good light, reliable data and quiet. A theater or media room needs sound isolation, controlled lighting and the right wiring in the right places. A wine room needs stable temperature and humidity, which in Florida means designing against heat and moisture from the start.
We plan these rooms with the specialists who supply their systems – low-voltage and AV partners, HVAC partners and millwork fabricators – so wall construction, power, data, cooling and cabinetry are coordinated before the walls close.

How pricing works
These rooms are priced per project. The estimate is based on the room plan, wall and ceiling assemblies, built-in millwork, lighting and electrical scope, and any cooling, ventilation or low-voltage work defined with the relevant partners.
AV equipment is typically scoped and priced with the AV partner and shown separately so you can see the construction and equipment costs clearly.
What changes the cost
- Level of sound isolation and acoustic treatment
- Extent of custom millwork, racking or built-ins
- Wine room cooling system type and where its components are located
- Glass walls or doors and their thermal requirements
- Lighting design and controls
- Low-voltage, data and AV pre-wire scope
- Existing room conditions and any wall changes
If this work is part of a larger project, it’s priced within that project’s budget — please don’t add separate estimates together. Read the pricing guide.

Questions & answers
Why does a wine room need its own cooling system?
A home air-conditioning system is set for comfort and cycles with occupancy, not for the steady, cooler conditions wine storage needs. A dedicated system, with the room insulated and sealed against Florida humidity, keeps conditions stable.
How much sound isolation does a home theater need?
It depends on what is next to the room and how loud you plan to listen. Decoupled walls, added mass, sealed penetrations and solid-core doors all help. We plan the assemblies with the AV partner based on your priorities.
Can these rooms be added to an existing home?
Yes. Bonus rooms, spare bedrooms and dining rooms are often converted. We check the electrical capacity, HVAC and wall construction before recommending a plan.
