Interior Design & Material Selections

Interior design, material and fixture selections, color palettes and finish schedules – decided early so they can be priced, ordered and built right.

Overview

Most of what people notice about a finished space – the floor, the tile, the cabinetry, the lighting, the plumbing fixtures – comes down to selections. Interior design and selections is the process of choosing those items deliberately, recording them precisely, and getting them into the budget and the order schedule before construction depends on them.

We work with interior design partners and specialist suppliers to develop a design direction, narrow choices to a manageable set, and produce a finish schedule: a room-by-room list of every material, fixture, color and finish with model numbers, sizes and quantities.

If you already have a designer or have made your selections, we take them as they are, check them against the drawings and the budget, and turn them into a schedule the trade partners can build from.

Who it’s for

  • Homeowners building or renovating who want a coherent design rather than a series of separate decisions
  • Owners who have a designer and need the selections translated into a buildable finish schedule
  • Business owners who need a consistent material palette across a space or several locations
  • Clients who want to see selections priced before construction starts, not discovered later as allowances
  • Anyone who finds the volume of choices in a project difficult to manage

What’s included

Typically included

  • Design direction discussion: style, references, how the spaces are used and maintained
  • Color palette development for walls, trim, cabinetry and exterior surfaces where included
  • Material selections for flooring, tile, countertops, cabinetry and wall finishes
  • Plumbing fixture, lighting fixture, hardware and appliance selections coordinated with rough-in requirements
  • Samples and finish boards so materials are seen together in real light
  • A room-by-room finish schedule with products, sizes, finishes and quantities
  • Pricing of selections against the budget, with alternatives where items run over
  • Identification of long-lead items for the procurement plan

Common exclusions

  • Furniture, rugs, art and decorative accessories, unless included as a separate scope
  • The cost of the materials and fixtures themselves, which are priced in the construction budget
  • Custom design fees of an outside interior designer you engage directly
  • Architectural or engineering changes triggered by a selection, such as a heavier stone or a new fixture location

Every proposal lists its own inclusions and exclusions in writing.

Materials, design options & upgrades

Full selections package

Every finish, fixture and color is selected and scheduled before construction begins, which gives the most accurate budget and the fewest mid-project decisions.

Allowance-based selections

Some categories are carried as allowances and selected during construction; we set realistic allowance amounts and a deadline for each decision.

Designer-led selections

Your interior designer leads; we review their specifications for availability, compatibility with the drawings and installation requirements.

Durable material palettes

Selections weighted toward materials that hold up to humidity, sun exposure and sand, such as porcelain tile and moisture-tolerant flooring.

How pricing works

Selections work is priced per project, based on the number of rooms and categories to be selected, the level of detail in the finish schedule, and how much sampling and revision you expect. The materials themselves are priced in the construction budget from the finish schedule, so the schedule directly improves the accuracy of the construction estimate.

Where some decisions are deferred, we carry allowances and show them clearly so you can see which parts of the budget are fixed and which depend on choices still to come.

Pricing on request. We haven’t published typical figures for this service yet. We price it from a defined scope — tell us about the project and we’ll explain how we’d price it.

What changes the cost

  • Number of rooms and finish categories being selected
  • Whether the project includes custom cabinetry, stone fabrication or specialty fixtures
  • Degree of customization versus readily available products
  • Number of sample rounds and revisions
  • Commercial requirements such as brand standards or durability ratings
  • Coordination with an outside designer or an existing specification

If this work is part of a larger project, it’s priced within that project’s budget — please don’t add separate estimates together. Read the pricing guide.

Typical stages

  1. Direction

We discuss how you live or operate, review reference images, and agree on an overall design direction and budget priorities.

  2. Palette and concepts

A color and material palette is developed and reviewed with samples, often alongside renderings.

  3. Detailed selections

Specific products are chosen room by room, including fixtures, hardware, lighting and appliances.

  4. Finish schedule

All selections are recorded with product details and quantities, and checked against the drawings for fit and rough-in locations.

  5. Pricing and adjustment

Selections are priced; where they exceed the budget, we present alternatives with the trade-offs explained.

  6. Release for ordering

Approved selections are handed to procurement, with long-lead items ordered first.

What affects the schedule

  • How quickly selections are approved, especially for items that drive rough-in, such as plumbing valves and lighting
  • Lead times on custom cabinetry, stone, imported tile and specialty fixtures
  • Product availability and discontinued items that require reselection
  • Sample delivery and the time needed to review them together
  • Late changes after ordering, which may involve restocking or replacement

Questions & answers

Why do selections need to happen before construction?

Many selections affect work that happens early – a freestanding tub changes the plumbing rough-in, a heavy stone top changes the cabinet design. Deciding early lets those details be built correctly and lets long-lead items arrive on time.

What is a finish schedule?

It is a room-by-room document listing every material, fixture and finish with model numbers, colors, sizes and quantities. Trade partners, suppliers and our supervisors all work from it, which reduces errors and substitutions.

Can I bring my own designer?

Yes. We coordinate with your designer, review their specifications for installation and availability, and keep their selections tied to the budget and schedule.

What happens if a selection is over budget?

We show you the difference and offer alternatives that keep the design intent, so you can decide where to spend and where to save.
